Commercial Tenant Improvements and Renovations
Over the past number of years, FCL has become an industry leader specializing in constructing new or renovated tenant spaces that meet the needs of a demanding and rapidly expanding market in Calgary. FCL has managed the construction of professional office spaces, medical/surgical clinics, and restaurant/food service facilities. From design to move-in, FCL works collaboratively with clients to ensure all needs are met and projects are completed with minimum impact on the client's business.
Commercial Base Buildings, Custom Office/Warehouse Buildings
Since 2002, we have built a number of commercial office warehouse buildings from the ground up, including retirement and daycare facilities. Upon completion of these base building projects for the property owner, new tenants often hire us back to complete their tenant improvements.
Custom Residential Homes and Renovations
Although we specialize in commercial construction, we certainly haven't lost sight of our history and experience in custom residential home construction and renovation. From rural acreage developments to high-end inner city homes, FCL has maintained its residential roots and continues to build homes for clients who demand the best.

With general contracting projects, we work with drawings and specifications supplied by the client's design team. We source sub-trade professionals that specialize in the type of work required and provide one stipulated price for the entire project for client approval. With pricing approval, we manage the project to completion including permit applications, budget, timeline, and site management, taking care of all payments to sub-trades and suppliers. The client submits progress draw payments to us, based on a predetermined percentage payment schedule.

With construction management projects, the client hires the design team and we in turn provide a price to complete the project based on these drawings. The client and contractor agree to a fixed fee or percentage based on the overall cost of the project. The client also has access to the subtrade and supplier prices and submits payment to these contractors directly. As construction manager, FCL processes and approves the sub-trade invoices and presents them to the client for payment.
As construction manager, FCL coordinates the design team and sub-trades for the duration of the construction project. We ensure the highest quality standards to keep the project on schedule and on budget.

Project management jobs begin with our client's initial concept. This type of project is a collaborative process involving the client, the design team, architects, and structural, electrical and mechanical engineers. Organized as either a general contract or construction management contract, the project is typically divided into two stages: the design stage and the construction stage.
As project manager, we engage a design team with an initial proposal for the complete design of the project, and we act as a liaison with applicable governing bodies (eg. the City of Calgary) to determine appropriate land use etc.
Once we reach an agreement on a design concept, we proceed with full working drawings and a concise budget based on input from sub-trades, before moving on to the second stage, the construction and management of the project to completion.
